Asher Richardson, RPIA
Director, Urban Pathways Consulting

Asher Richardson, the founding director of Urban Pathways, has extensive experience preparing and managing local, regional, and state significant developments all over NSW, with a particular passion and focus in the inner suburbs of Sydney, where he's based.

Asher is REAP accredited to prepare state-significant projects and a Registered Planner with the Planning Institute of Australia.

Asher’s background spans 12 years in statutory planning assessments at Inner West Council and Eurobodalla Shire Council, followed by 3 years as Senior Associate at a national urban planning consultancy. With his experience across both the public and private sectors, Asher has a deep understanding of the stakeholders and processes required to support your development needs.

Urban Pathways Consulting assisted with alterations and additions to this apartment, where an oversized outdoor terrace sat windswept and underutilised relative to the apartment itself. MIMA Architects reconfigured the interiors with warm, robust joinery and fittings, and expanded the footprint around the perimeter with curved glass.

We worked with Council to demonstrate that the project exhibited design excellence, and the outcome speaks for itself.

This corner site in Marrickville had significant uplift potential but sat as an underutilised and ageing eyesore. Urban Pathways Consulting held early discussions with Council to test their appetite for an adaptive reuse scheme involving substantial variations to development standards. Working with an expert consultant team, we avoided the need for a basement and managed to retain most of the original structure resulting in significant cost savings, and achieved 25 new co-living rooms and a commercial tenancy. 

The site was 400sqm below the minimum lot size for co-living development but we managed to successfully argue that the adaptive reuse is an appropriate response to the site constraints.

Despite no parking provided, we achieved 10% additional floor space with a successful variation request. The project will be presented to the Local Planning Panel for approval after only 90 days which was a great outcome for our client.

Kiama Dual Occupancies

Urban Pathways Consulting assisted Gracia Building Design with the DA preparation for three sets of dual occupancies in Kiama. Early collaboration with the consultant team addressed potential planning risk items efficiently, avoiding any delay to the project timeline.j

The challenge for this project was that all three existing lots fell below the minimum lot size for dual occupancy development in Kiama. With a strong project team, we achieved six thoughtfully designed dual occupancies and secured Torrens title subdivision for each dwelling. The dwellings honour Kiama's coastal character and provide a high level of amenity.

Building on the industrial development experience of Urban Pathways Consulting's director, Asher, Casula Workstores sought to consolidate two sites into 20 light industrial workstores and 10 self-storage units with strata subdivision, on a busy arterial road.

The project team prepared a DA in under 2 months and submitted it to Liverpool City Council for assessment. Stay tuned for updates on this project.

This project in Kingsford will replace an ageing corner house with two generously sized 4-bedroom semi-detached dwellings. Urban Pathways Consulting has prepared the DA, seeking approval for the demolition, subdivision, and two new dwellings.

Once complete, the owner will retain one dwelling with improved amenity and Torrens title, with the second available for sale. Semi-detached developments are a core focus for Urban Pathways Consulting.
